If you're a real estate agent or any kind of business that sells online, today's episode is going to give you tactical and practical ways to have authentic connection and communication with your clients through social media, using the DM feature of Instagram or whatever social media site that you use to dramatically set yourself apart from your competition and give you the best chance to have the best start to 2025 possible. So set your speed to 1.25 or 1.5 speed. Let's get tactical. Welcome to Tactical Agent, your real estate coach in a box. I'm your host, scott Ziegler, and if you're looking for no nonsense, straight to the point real estate training, you're in the right place. It's going to completely elevate you above anybody else that's using social media above your competition. It's going to give you an opportunity to authentically communicate and connect with your clients, to build that connection even further, and this is going to set you up for an amazing first quarter of 2025. Now, I believe that if you'll pay attention today and implement this strategy immediately over the next few weeks, it'll do more to set your business apart for 2025 than anything else you could do from now until Christmas. Also, this tactical piece of advice will work regardless of what type of business you're in.

If you are in business, you're online and you're using social media to sell, this is a great strategy, and if you use social media at all, this is a great way to connect with your clients. So what are we talking about? We're talking about using social media DMs and for me, it's specifically gonna to be Instagram, but this will also work with Facebook and LinkedIn and some of the other social sites and it's meeting your clients and your sphere where they are at. They're at home, they're scrolling social media and they're, in my opinion, starved for connection and they're spending most of their time on social media. So they don't want to get a call from you or a pop by from you, but a DM. It's so natural and it's such an easy way to communicate with your sphere and with your clients so high level. What am I asking you to do? I'm asking you to take a few minutes a day, a few hours a day over the next few weeks. Pick up your phone, go to the list of people that follow you or that you're friends with, go to their DMs and send them a personalized, heartfelt, authentic video message. And just hang tight, because I'm going to dive deep and lay out the exact strategy behind this shortly Now.

Speaker 1:

Before we get into the tactics, let me just explain quickly a few reasons why this strategy works and why it's so important for you to implement it right away. Firstly, from an algorithmic standpoint, social media platforms prioritize sending your content to people who you interact with. Have you ever noticed that if you spend time watching or re-watching somebody's content, you end up seeing more of it over time, and that's the algorithm's way of sensing that you want to see more of this person. So when they see you communicating with each other in the DMs, it knows that you know, like and trust each other and it starts to have you show up more in those people's feeds. Now, just as an aside, this is only really important if you create regular content. Remember, you have all this content out there on all these social media sites and you want it to get pushed out and think about it this way you put all this time and effort into making this quality content. You want to take advantage of the algorithms at every opportunity to have your content show up in other people's feeds. And secondly and this is really the crux of it you want to show that you care.

You know we're living in a thank you economy right now. People's lives are busy and fast paced and attention spans are super low. So when someone actually takes the time to show that they care, say thank you and believe it or not, it's a pattern interrupt because they're just not used to seeing it or experiencing it anymore. They're used to these quick hits on social media, the quick interactions. And when somebody will actually take a minute, show them that they put some effort into communicating with them in a thoughtful, authentic way. It's something that we're just not used to seeing anymore and it has a very, very big impact. You see, we've been bombarded recently with Black Friday deals and emails, and this time of year, all the communication coming our way is designed to try and get us to buy something or get something out of us. A simple thank you is something that they're not expecting and goes a long way is something that they're not expecting and goes a long way One step further. Here in Canada, we have a postal strike, meaning traditional holiday cards won't be arriving in time for Christmas, so this year people will be even more starved for that real connection and really starved for gratitude. So we're going to dive into this in a tactical way to implement this strategy next. But this is a time for you to show people in your network that you don't just see them simply as a sale or an opportunity to make a quick buck, that you truly value them, you're truly thankful for them and you're grateful that they are in your life.

Speaker 1:

As I said earlier, start by taking even half an hour or an hour every day for the next two or three weeks as we lead up to Christmas, and spend some time implementing this strategy. There have been years that I've sat down for a whole day, five or six hours, with a lunch break even, just to send message after message. But if I'm being honest, that was a long day. It was mentally very taxing. So this year I'm going to take my own advice. I'm being honest, that was a long day. It was mentally very taxing. So this year I'm going to take my own advice I'm going to set aside. I'm going to time block a couple hours every day to chip away at this.

Okay, so, once you've blocked off some time, head over to your social media site of preference. But for me, again, I like Instagram. You're going to click on your profile and then you're going to click on your followers. The default view is the newest people that follow you and that's who's going to show up first. Now, just to be clear, I don't send the message to every single one of my followers. I use a little bit of discretion here, a little bit of guessing, and I try and prioritize sending these messages to real people who also post on social media, and I skip over business accounts or creator accounts or individuals that I think might be following me, just because they wanted me to follow them back. And I might also try and prioritize sending these messages to people that are local to my market, versus somebody, say, halfway across the world who follows me. You know as much as this is an exercise and thankfulness and gratitude to those people that follow you. We're also doing this as a business tactic, right, we want to boost ourselves in the algorithm and we want to build goodwill with those people that can actually transact with us. We're building our brand and we want to build our brand locally, especially for those of us that are in real estate.

Speaker 1:

Now it's simply time to start sending some messages. So you click on the profile of the person that you want to send the message to. I take two or three seconds, quickly scan their profile to remind me a little bit about who they are and what they like to post and what their interests are, and then I click the message tab. Then I click on the message icon at the bottom left hand side and you'll see that your camera is going to pop up and that's where you're going to send the message through, right on the camera. From there, you're simply going to press and hold the camera icon and start recording your message. Now just hang tight for one more minute and we'll get to the meat and potatoes of what to say and how to say it. Once you let go of that icon, your recording will stop and you'll also notice that a little circle icon will show up to show you how much time that you have as you record this, because you have up to about a minute of video message that you can send. Once you let go of the button, the recording is stopped. There's going to be an option that pops up at the bottom that says allow replay, keep in chat or view once. My recommendation is to toggle it to keep in chat. That way it's always there and they can always go back and watch it more than once, and that's it.

Speaker 1:

It takes less than a minute to select a contact, scan their profile, click on the messages, record the video and click send and you're on to the next one. I don't put any text in there. I don't send the message beforehand or send the message afterhand. I simply go to the message tab, record my video. I don't overthink it. I hardly even watch the video over again, unless I really really flub it up. I record it. It's authentic, it's real. Boom. I send it out. I'm on to the next one.

Speaker 1:

So what exactly should you be sending to your contacts? So I make it personal. Remember, you've taken a minute or a couple of seconds to familiarize yourself with their feed and theoretically, these are people that you somewhat know, right? Even if you don't know them that well and, for example, if their feed is private, there's still an opportunity for you to make it personal, heartfelt and meaningful. And I really believe that there are two parts to the message. The first part is a gratitude piece. Right, I think that you need to acknowledge that they follow you and that they engage with your content and that they've taken any time over this last year to be a part of your life on social media, when attention spans, as I said earlier, are very, very short. And the second piece is you know, you provide something of value that you can say to them and be encouragement back to them, saying something to them that is meaningful and personal. Remember, we're not being robotic about this. This whole exercise is meant to be a personal, authentic, heartfelt message.

Speaker 1:

Here are a couple of examples of DMs that I've sent in the past. So I might you know, I might say hey, john, I really want to thank you for following me this year. I appreciate all the time that you spent on my content, every like, every comment. It's meant so much to me just to know that you took any time out of your life this last year and spent it with me on social media. It means so much to me. And I also want to thank you. I see that you're in the gym posting your gym videos. There are days that I don't want to go, but I know that John's going to be posting and those things really mean a lot to me as well. So I just want to congratulate you on the hustle. You look great. And, anyways, I just wanted to wish you a Merry Christmas from my family to yours. I hope that 2025 is going to be your best year yet. Take care and we'll connect. Then, boom, send on to the next one.

Speaker 1:

If you see, I sent the message one time and I was like hey, I also want to congratulate you. I can see that you're really showing up for your kids. You're involved in the schoolwork. You are such a good mom. I so appreciate seeing your content and I'll never forget the response back that I got. The response back was Scott. That might be the nicest message anybody has ever sent me. I knew she was a good mom. I seen her showing up for her kids, so I use that as a compliment back to her. And those are just little examples that you can do to keep each one personal hey, I see you grinding in your business. Keep up the good work. You know, I see your fitness journey. Keep up the good work. Hey, it looks like you guys have done a lot of traveling. I'm super envious. I hope that 25 is a year of more memories for you and your family. It just takes a second to give a heartfelt comment and it's going to mean so much to these people. So if you'll take some time before the end of the year and implement this strategy, the time and the effort it takes will pay dividends, with a boost in the algorithm, a boost in your brand and a boost in goodwill for these people that follow you. I can guarantee you that you're the only one that's going to be sending these messages and that impact will be significant and tangible in your business as we head into 2025. Now stick around for two more minutes and I'm going to show you how you can use and implement this strategy all year round.

Speaker 1:

Here are a couple of examples of the DM strategies that I think work, with video or without video. When you get a new follower someone new follows you send them a quick message, thank them for following. You ask them if there's anything specific that they want to see from your content, if they have any specific questions about the real estate market or if there's anything else that you can help them with. This is a great way to be personal in a kind of a cold contact environment and make a good first impression. It's also a great way to start a conversation and remember all conversion happens in conversation, so we need to have a conversation with these people.

Speaker 1:

Birthdays, anniversaries it's a great way to reach out with a quick birthday message. Hey Jim, I saw it was your birthday today. Just wanted to wish you a happy birthday. You don't look a day over 25. Anyways, I hope you have a great day. Take care, do you know how many video messages they're going to receive like that on their birthday? One, and it's going to be you. Anniversaries, graduations, big milestones in people's businesses this is anniversaries, graduations, big milestones in people's businesses. This is a great way for you to reach out using the DM feature.

Speaker 1:

And again, if I think specifically of real estate, one of the things that the gurus and the coaches always tell you is you need to be calling your past clients, your clients, your sphere of influence, and the truth is is that you don't want to call them and they don't really want to receive your call. Hey, stan, just checking in to see how you're doing. Why is my accountant checking in with me. Why is my plumber checking in with me? Why is my real estate agent checking in with me? And it has this connotation that you're checking in because you want to get something from them. Right, you want to get some business from them. But if you will see that they were on a great holiday on social media and send them a quick message nothing specific to real estate or your industry hey, look like you guys had a great time in Mexico. The weather looked great, sure Better than the cold weather here. That's going to turn into a micro conversation that you can have, boost you in the algorithm, keep you top of mind in these people, and it's a great way just to continue to build relationship without being salesy and talking about real estate.

And you'll find that the more conversations that you have in the DMS simple conversations a lot of times they're going to turn back to real estate. Well, hey, scott, thanks for asking about Mexico. How's the real estate market right now? Well, I'm glad you asked. It's good, it's bad, it's maybe. So it's just a great way to open the lines of communication.

Speaker 1:

And the last thing that I think that connecting with your clients and your sphere and in the DMs does is it's very low pressure. It's something that they're used to doing. Even something as simple as sending memes, I tell you, if I got paid a dollar for every meme I sent, I could retire and just do that. But if I see a funny plumbing meme, I send it to my plumber. If I see a funny hairdressing meme, I send it to my barber. Hairdressing meme, I send it to my barber. It's just a great, simple way in a 2024, 2025 economy, to stay in touch with these people and when the time comes for them to transact in real estate, they now know that they have. You know again, even if it's just the DMS, they now know that they have a real, authentic relationship with this real estate agent that can help them out, with this plumber that can help them out, whatever your business is. So people are starved for real and authentic interactions these days and, even if you take business out of it, this is one way that you can stand out in a sea of media designed to market and sell to us 24-7.

So I encourage you as we wrap up today. I encourage you to implement this strategy. Remember, it's not about sales, it's about gratitude, it's about thanking them, it's about complimenting them. Don't bring real estate up at all, don't bring up your business whatsoever. This is an opportunity for you to just be thankful that they took some time out of their life to communicate and connect with you on social media, and you know truly. It is something that we should be grateful for. A great strategy now, before Christmas. A great strategy to implement all year long.
